What matters in an office or retail floor
A warehouse floor has to survive. A retail floor has to survive and look like you meant it. That changes what matters.
Appearance carries more weight. Color, sheen, and how the floor meets the walls all matter more when customers are standing on it. A seamless floor with no grout lines and no tile joints reads cleaner than almost anything else you can put down.
Maintenance is the hidden cost. VCT gets stripped and waxed on a schedule forever. Carpet gets replaced. A coated floor gets mopped. Over a few years that difference adds up more than the install price does.
You cannot close. Retail and office work happens in sections, at night, or on weekends. That is normal for this kind of job and we plan for it rather than treating it as an exception.

A built-up floor: epoxy base, full flake broadcast, polyaspartic topcoat.

Stain & seal
Grind the concrete, stain it, seal it. The slab stays visible and becomes the finish.

- Acid stain for character, water-based for color control
- Hides nothing, so the slab needs to be in decent shape
Worried an epoxy floor will look industrial? That look comes from plain gray solid epoxy, which is one option out of many. A light flake blend in a showroom reads clean and modern, and a stained floor reads warmer still. We bring samples so you are choosing from something physical instead of a screen.
What it replaces
Against VCT, carpet, and polished concrete
VCT tile. Seams collect dirt, tiles pop loose, and the whole floor lives on a strip-and-wax schedule forever. A coated floor is seamless and gets mopped.
Carpet. Holds everything spilled on it and gets replaced on a cycle. Fine in an office, rough anywhere with traffic or food.
Polished concrete. Beautiful, durable, and something we install, so we will price it against a coating rather than talk you out of it. It is a grinding and densifying process rather than a coating, it costs more, and it takes the slab you have, so it hides even less than stain does. Scheduling around a working business
We section the floor and work through it so the business keeps running. Which areas can go down at once, whether we work nights or weekends, and how long each section is out all get worked out before we start, not discovered halfway through.
The constraint to plan around is cure time. Foot traffic comes back sooner than rolling loads and equipment, but neither is instant, and rushing it is how a new floor gets damaged in its first week. You get the return-to-service schedule in writing with the quote so the shutdown gets planned honestly.
