Outdoor concrete is a harder problem than a garage floor, so we build for sun, rain, and drainage, and we tell you straight when a patio is not a good candidate.
The honest part first
Outdoor concrete is a different job
A garage floor lives indoors, out of the weather, on a slab that mostly stays dry. A patio faces four things a garage never does, and they all shorten the life of a coating.
Full sun. UV is what ambers a coating and dulls a finish. Outdoors, UV stability in the topcoat stops being a nice feature and becomes the requirement.
Water from above and below. Rain sits on it, and moisture moves up through it from soil that gets soaked. A patio that drains toward the house, or that holds a puddle after a storm, is fighting the coating constantly.
Freeze and thaw. North Texas cycles through freezes, and concrete moves as it does. Coatings do not stop a slab from moving, and movement is what opens cracks.
Bare feet and wet surfaces. Grip matters far more outdoors than it does in a garage, so texture has to be built in rather than sanded out.
This is why our exterior warranty is 2 years and our interior residential warranty is 10. That is not a smaller promise for the sake of it. It reflects what weather actually does to an outdoor slab, and we would rather publish the honest number than a long one full of exclusions.
What we put down
How we coat a concrete patio
- Look at drainage first. Before anything else. If water runs toward the house or pools on the slab, we say so, because no coating fixes drainage and a coating over standing water will fail.
- Diamond-grind the slab. Opens the concrete for a mechanical bond and removes any previous coating or sealer.
- Repair what needs repairing. Cracks and spalling get addressed, with the honest caveat that a moving crack can come back.
- Base coat and full flake broadcast in your color, or a stained and sealed finish if you want the concrete to still read as concrete.
- UV-stable polyaspartic topcoat, with an aluminum oxide traction additive available where you want more grip underfoot.

Good candidate
- Drains away from the house
- No standing water after rain
- Concrete is sound, not crumbling
- Covered or partly shaded patio
- You want it to look finished and easy to clean
We will tell you no
- Water pools on it or runs toward the house
- The slab is spalling or breaking apart
- Active cracks from a moving or settling slab
- Constant standing water or a drainage problem upstream
A coating is not a repair. If the slab underneath is failing or the water has nowhere to go, coating it just puts a nicer surface on the same problem and you will be disappointed within a year. We would rather lose the job than sell you that.

The same build works on porches, front entries, walkways, and other outdoor concrete. Grip matters more on anything people walk in from the rain, so those usually get the traction additive.
Prefer the concrete to still look like concrete outdoors? Stained and sealed is the lower-cost route, with the same drainage rules and the same honest caveat about what stain will not hide.
